The project proposes to utilize the existing one to two story auto part shop’s exterior walls as well as its existing basement exterior walls that are located on the zero lot line. The existing basement will be used for underground parking and bike storage. The upper floors will be transformed into a new residential building in conjunction with proposed new construction that is set back from the existing façade, extending to a total of four stories tall. The new construction setback from the existing façade allows for outdoor roof decks and gardens on the roof levels of the existing building.
The project proposes to restore the existing auto part shop’s brick façade, utilizing the existing punched and storefront openings for new fenestration and entrances for the residences. The existing brick will be maintained, while the existing CMU block walls will be resurfaced with a new material to tie it into the new construction above.
The existing Auto part shop at 305 Webster Avenue features several Art Deco design elements including symmetrical openings, long bands of brick stretching the linier form, rectilinear hard edges as well as modest decorative geometric cornice work. The new addition aims to complement these forms while looking forward in both design and materials. The auto part shop has been in the family for five generations and the owners are excited for the opportunity to see a piece of their legacy maintained while meeting the city’s growing needs.
